It sounds like you want to live in west van and have done your research, so why not do it! When you get that inexplicable feeling about a place you want to live, and the excitement just act on it. Realistically you aren’t going to go wrong either way with either of those options because you are choosing between two great neighbourhoods 1. ambleside is greener and larger than anything in lower lonsdale yes. Lower lonsdales parks are smaller but there is the spirit trail. No trees or beaches really like ambleside 2. the bus has dedicated bus lanes for a majority of the route so it probably doesn’t add much more time in rush hour. I’m sure it will be +/- 5 minutes, unless there’s an issue on the lionsgate (car accidents slow things down to one lane are common, but every few months there is a jumper or a protest that totally block it for hours). It really doesn’t take long to get from Park Royal area to the vancouver art gallery in general. vancouver art gallery is so centrally downtown you really have a lot of options on where to live as a lot of transit heads towards it. - reddit
