Buying A Vancouver Home?

Buying a home is a complex process that needs careful consideration. The best part about working with us to help you buy a home is that we have a very well defined process that we use to help people just like you to find their dream home! We understand that every person and family has very unique needs so we customize our approach to help you reach these goals. The Process:

I. Initial Consultation:

There is where we get to know each other and see if we are a good fit to work together.  We ask you a lot of questions to help uncover wants, needs, budget, areas preferred, top 5 features, life style questions, etc. so we are better able to help you narrow down your list of properties to see so you do not waste your time.

II. Pre-approval:

You can pick your own mortgage broker, bank, or financing source. We need to know how much you're approved for and how much you're comfortable with paying every month. This will determine the type of budget and property we can target. If you don't have a lender, we can recommend a few for you!

III. Home Search:

We set you up on daily listing alerts that match your criteria. You only receive those homes that match your criteria. The benefit of this special software is that you only get homes that you want. You save valuable time, and you will not be bombarded with too many homes to swift through. If there are too many homes in the price point you're looking into, then we drill down some more and refine our search. This way you only get the best of the best homes!

IV. Look At Homes:

Every Wednesday, we'll call you and get you to pick 3-6 homes that are at the top of your list. We then book a tour, and find a time that will work best for you to view these homes. We then go home shopping!

V. You found the one!

Once you find the home you fall in love with, we then prepare to make an offer. We, as your real estate team do our research to ensure the home is worth what they're asking by preparing a comparative market evaluation. We also check with the city to ensure there no easements, restrictive covenants, or right of ways, etc. If you want to build or do anything with the property, we want to ensure the city or district will let you do what you wish to do with the home.

VI. Inspection and Financing:

This is where having a good inspector is key. We ensure that we know everything there is to know with the home, and figure out potential problems or areas where you may need to spend money within the next 3-5 years.

VII. Subject removal:

Once your bank has given you the final approval, the bank approved appraiser has completed their appraisal and you've approved the house inspection, then we can go ahead and remove subjects.

VIII. Time to Transfer Utilities and Plan your Move:

We have a check list of things you can do to prepare for your move including a list of approved vendors for you to choose from.

Once you are settled in your new home, if you want to throw a house warming party, we help plan it, and we'll help cater it too. This is optional. Ask us for more details.
